Hey, this is Dillan With Easy-Man Buys Houses, and I have five tips on how you can sell your house faster in Tucson, Arizona. So the first tip is to know what your asking price is going to be. The key to determining a good asking price is by analyzing the market and the area of where the house is located. So what you want to do, if you don’t have access to a realtor, which is determining a good asking price is to do a comparable market report. And if you don’t know how to do that, a good idea is go ahead into contact a realtor. Most people nowadays have somebody that they’re friends with as a realtor, or knows a realtor. So that’s a great place to start, but if you want to do it yourself, it’s not too difficult. You can always look on Zillow, but you have to take those estimates with a grain of salt, because the way they work is it’s a algorithm based on a radius from the distance, a certain distance from the house.

And it’s going to average the average price of those houses. So if you have a ranch style home in the middle of an area that has a whole bunch of manufactured homes or a new housing development, that is zestimate is going to be skewed, and it’s not necessarily going to reflect the accurate value of that house. And you really want to make sure you have a good asking price, because if you don’t have a good asking price, you’re going to, let’s say, you’re you ask for $20,000 more than the house is worth. You may turn off a lot of potential buyers to that house. They’ll see it on the MLS or wherever you might be listing the house. And then they’re just going to decide that that house is too expensive for them. And they’re not even one to put in a, an offer. And then for the opposite side of it, if you go too low, you’re going to too many offers.
Dillan Thompson (01:53):
It’s going to be kind of a pain to, to deal with, but it’s still better to be on the low side because you can essentially have a bidding war for the house that’s priced correctly. Another thing you can do to sell your house quickly in Tucson is you really want to make sure that you have good aesthetic appeasement to the house. So when I say that, I mean that you want to make sure your house looks nice and the outside and the ends, you really want to focus that curb appeal. This that’s going to be the first thing people see when they look at the house you want to be driving up or even online, a good way to improve your curb appeal is maybe, inexpensively. You can get some pretty inexpensive gravel to put down, um, clean up weeds. If it’s just like a deserty area, just clean up underbrush and just essentially make it look presentable.

You can also paint your facia for inexpensive to kind of give the house a nice little pop. So paint your trim a different color. And if you can’t afford it, go ahead and paint the rest outside the house. The way you can improve the aesthetics of a house on is work on the inside. So you want to go ahead and make sure your house is nice and clean, put away. You don’t have clutter. If you have a lot of stuff, you want to go ahead and get a storage facility or a stick, all that, play that stuff in a, in a shed or maybe the garage and part of the garage and make it look as neat as possible. Cause when people walk in the house, most people are going to purchase house due to their feelings. Not necessarily an analytical perspective. They’re going to base the offer of the house on how the house made them feel so dirty. There’s a lot of clutter. You’re going to be less likely to sell that house and everything we want to really focus on besides the clutter is you’re going to want to make sure that the paint is pretty nice in the house so that I’m not saying you have to repaint the inside of the house, but you need to take an account that you need to find your house needs to be painted in a general color that most people like. So if you have kids in one rooms like bright pink and another rooms and blue, and then the rest of the house is tan. You have to realize people are going to find that unappealing. So it’s a great idea to go ahead and paint the walls of those rooms and make sure all the walls are the same color and you can still have accent walls, but you want to make sure it’s a neutral tone.
Dillan Thompson (04:11):
We like to do whites or off whites. And that’s a really great way to make the house look a lot nicer than inside, but also keep in mind that the color of the walls need to go, go with your tile. So you don’t want it to clashing colors per se. And once you got your, your asking price and your house is looking nice from the outside to N next thing to do, to try to sell your house, you want to actually have some open houses right now. It’s a little bit difficult with a pandemic, but it’s still possible to have some people go in there. You can set up a little sanitization station before they get into the house. So get a little table and put some hand sanitizer and some pre masks out there. And that’s a great way to keep everybody safe and allow people to come look into the house.

And right now is actually a pretty good time to sell because during the pandemic, not as many people are wanting to sell the house. And it’s also summertime currently. So on a natural real estate cycle, people tend to sell and buy their houses in the summer a lot more than they’re going to throughout the rest of the year. And because so many people are looking to buy houses, the inventory is usually low and because of the pandemic, less people are selling and the inventory is much lower than normally is so it’s very easy to sell your house. So I recommend doing open house. So people will look in, look at it and get an offer in. If you’re not key on doing an open house, you can also do a virtual tour. If you don’t have a realtor that can do it. That’s okay. You can do it yourself.

You want to just go ahead and take a video walking through the home, make sure it’s nice and steady. Everything’s nice and clear. Open up all the windows. Make sure you got good lighting so your can see everything and try to make, make sure you walk nice and slow because when you’re making a video, unfortunately you’re going to rush through it faster than you think you will. So I’ll go ahead and make sure it’s nice, clean video, nice and slow. And that’ll be a good way to do open house.

Another great way to try to help sell your phone house is by networking. So when I say networking, you want to go ahead and talk to individuals who might know some people who are looking to buy homes. Like I mentioned before, realtors are very great option. Even if you’re selling your house yourself nowadays, there is, especially in Tucson.

There is a lot of realtors out there. A lot of people who know a realtor, that’s a friend or family member who might be, might have a client lined up. That’s looking for a home in your area. So that’s a great way to network. You can also, if you know, some contractors, maybe you actually have put some work into the house. Maybe you had somebody come to the yard, put down some gravel, did the painting. You want to talk to these individuals, work on your homes because they are a very large word of mouth community that they talked to a bunch of different professionals and the real estate market. And they might actually be able to help you out find a buyer. And lastly, a great way to sell your house is to prepare a proforma. And essentially what I mean by this is if you’re going to be selling your house as potentially a investment property or a rental property of some sorts, a great thing to do is go ahead and get the comps of the house, how much it’s worth.
